The estate’s main courtyard, just off the kitchen, unfolds as a quiet sanctuary, anchored by a bespoke pergola that offers shade and serenity. Beneath it, fruit trees flourish, and an antique fountain— once a forgotten pool, now meticulously restored by hand— gently trickles, adding to the courtyard’s old-world charm.

Beyond, the transformation continues. With the advantage of a double lot, the original pool was reimagined, making way for a grand Hamptons-style pool and spa. Thoughtfully repositioned, its new orientation creates a sense of balance, seamlessly integrating with the estate’s architecture. Overlooking the water, a limestone back patio extends from the formal living room, drawing guests outdoors to take in the property’s sweeping green space. Framing the entire oasis, the landscape now feels more expansive, more intentional—a setting designed for both quiet retreat and effortless entertaining.

Designed to evoke the charm of summer evenings in Italy, the estate’s first interior courtyard features herringbone limestone, oversized iron lanterns and the lull of an antique fountain framed by potted kumquat trees. This leisurely oasis— our favorite on the property— strikes the delicate balance of being both grand and intimate. Buon appetito!

No true chef’s kitchen is complete without a place to gather—a cozy corner where morning coffee turns into lingering conversations and impromptu meals become cherished rituals. That’s why we designed a custom-built banquette, seamlessly blending function and warmth. Traditional molding details nod to timeless craftsmanship, while the luxurious ticking stripe upholstery in sage green invites both comfort and elegance. Above, contemporary starburst light fixtures cast a playful glow, adding a modern edge to the antique dining table and chairs.

From the privacy of the primary suite, a quiet glimpse of the pool below hints at the home’s effortless blend of luxury and ease. Inside, the suite is equally considered, designed as both a sanctuary and a statement. A bespoke wet bar, clad in striking Calacatta Viola marble and illuminated by an antique sconce, elevates even the smallest moments. His custom closet is a study in refinement, wrapped in Oscar de la Renta wallpaper with unlacquered brass details and leather-wrapped hardware. Meanwhile, her suite transforms a former guest bedroom into a couture-worthy dressing room, complete with a marble-topped island, dedicated shelving for Hermès Birkins, and an expanse of meticulously designed storage. A retreat in every sense—both indulgent and entirely one’s own.
